PROVINCETOWN – Ever since engineers warned in March that
Town Hall needed to be repaired or condemned, officials have speculated about how much the renovation would cost.
Yesterday selectmen received a preliminary answer: $6.1 million, with the price tag likely to go higher to include ancillary costs such as moving and storing the valuable art collection and providing security for the historic building during construction.
Architects from McGinley Kalsow & Associates, the preservation planner hired to assess the condition of the 122-year old building, outlined a three-phase repair and renovation program, with Phase I encompassing repairs classified as critical to ensure the safety of the building and its occupants. While stressing that the project has not gone out to bid yet, those repairs are estimated to cost $1.3 million and would take approximately six months to complete.
Structural engineer Arthur MacLeod, from MacLeod Consulting, told selectmen Monday night that no one should be in the building during a hurricane or severe storm. He said that the trusses holding up the roof are “dangerously undersized” and the roof is unstable. In addition, columns that are too short have caused the building to sink and buckle in some places and support columns in the walls are overstressed.
“Past renovations have corrected the impact of the stresses. But the underlying problems are still there. There’s nothing to stop the problems from continuing on,” MacLeod said.
